When we market your property for sale, we do more than put in the Multiple Listing Service, put a sign in the yard and hope it sells. Truly marketing a home for sale takes time, effort and expense. We have an extensive marketing plan that we would be glad to share with you.
Home staging is an important part of the process. We don’t live in our homes the same way we do when they are on the market. For vacant homes, we can bring in a home stager. For occupied homes, we will give you tips and ideas on what we need to do to best present your home for sale.
Many property photos are awful. In fact, there is a website devoted to showcasing bad real estate photography. We always use professional photography. Drone photography and aerial shots are important in areas where there is a lot to be seen, like nearby beaches or an estate sized home. We’ve also started using 3D photography. Be sure to ask us for examples.
Virtual tours are a huge part of our business. We use them on YouTube, live video streaming from Periscope through Twitter, live streaming on video through Facebook, just to name a few. In addition to that, we also do live video walk throughs of homes when clients can’t be there in person to see the property. We use Skype or FaceTime for that. Some of our clients never actually see the property in person until after closing because of the technology we embrace. It gives our sellers more exposure and saves our buyers time and money.
Not every agent take the time to hold open houses, but we do. Ask us about our 7 level marketing plan for doing open houses. Once again, it’s not just about putting a sign in the yard.
Our listings appear on over 350 real estate websites, including the ones you are probably familiar with like Realtor, com, ZIllow and Trulia. Through a syndication process, we make sure your listing is seen everywhere. We also market it internationally in 19 different languages.
Through our proprietary system, your listing also gets sent out to hundreds of people in the market to buy a home as a showcased listing attached to our emails.
We put your home on the Multiple Listing Service. That’s where agents go to look for homes for their buyers. It’s also another place that listing alerts can be set up. Ask us about how we market to the agents with buyer searches that match your property for sale.
